
We have been contacted by a developer that is investigating developing the empty area on Christina Blvd between Woodside Ct and Woodside Dr. They explained that they are still deciding if they are going to put 2 large / premium homes on the parcel or more smaller homes. The developers are contacting the county to see what would be required to develop the property. No definite development plans have been made at this point.
In our brief discussions with the developers, we highlighted that the main concern is drainage from the properties that abut the parcels being developed, since that area was originally designed to be a flood area. We also passed along the 2006 neighborhood concerns from a development proposal at the time. In reviewing the previous concerns, nearly all are issues from 20 years ago non-issues at this time. Based upon the impact from Hurricane Milton, the county is more sensitive to flooding concerns resulting from development, so there is a higher bar than 20 years ago.
If they pursue the development of the property, we will gather more input from affected homeowners to ensure the development does not negatively impact our homes.
The BOD has approved a change to the Bylaws to reduce the required minimum number of BOD meetings to 4. This means much of the routine BOD business will be completed by email. Records will be kept of all votes and decisions as is done now. These BOD meetings are in addition to the 2 Annual meetings we currently hold (Spring Election and Fall Budget Presentation). The BOD has decided to create a welcoming committee to ensure new homeowners receive all of the pertinent information about CHOA. Please contact the CHOA President if you are interested in helping.
Please do not place yard waste in the common areas (medians, islands, etc.) . Polk County picks up yard waste from residential properties only, and CHOA has had to pay the landscapers extra money to remove the debris left in the medians.
Please don't use the islands, street gutters, and storm drains as a dumping ground for the leaves, grass, branches, or anything found on or around your yard. It not only pollutes our water with toxic chemicals, but it reflects poorly on our community.
We have had reports of people walking their dogs without leashes or just letting the dog go outside alone. Please be a responsible pet owner and pick up after your pet and keep it on a leash. It is safer for both the dog, your neighbors and other pets who may be in the area. It is the law. Please click here for more information.
