HOMEOWNER / NEWCOMER INFORMATION

Below is a set of documents that we provide to newcomers that is also useful for current residents regarding the Christina Homeowners Association operation.

PROJECT APPROVALS FOR HOMEOWNERS

Project approval requests from homeowners will be addressed by the Beautification Committee.  We have  prepared some documents explaining the issues we have granting approval.  Phase 6 still has active covenants, but they are poorly written, and there is no method in effect to approve projects or variances from the covenants.  All other areas of CHOA have expired covenants, but may still have active deed restrictions that duplicate the original covenants.  Almost all home modifications and structure additions require approval / permits from Polk County.  The Beautification Committee will provide guidance regarding what is typical for the neighborhood, and what county code restrictions may affect your project.

Tree Removal Considerations: Florida HB 1159 and the 2022 update on SB 518 requires documentation that the tree presents an "unacceptable risk" of danger to persons or property from an arborist certified by the International Society of Arboriculture or a Florida licensed landscape architect.  Otherwise, local approval is required (Polk County), but it does not appear that any trees are on a protected list in unincorporated Polk County.
